How to handle the security deposit between roommates
Record each roommate’s contribution, the total deposit held by the landlord, and the receipt. Decide now how a departing roommate will be reimbursed: by an incoming replacement, at final move-out, or through another written arrangement.
Take move-in photos and keep repair records. The landlord may return the deposit only when the tenancy ends, even if one roommate leaves earlier. That makes an internal settlement essential.
Never promise a full reimbursement before checking unpaid rent, damage, and the actual lease terms. Clear records protect everyone.
