How to hand off a room to a subletter smoothly
Before move-in, confirm that the written agreement is signed and any required approval is complete. Take photos of the room, furniture, and shared areas. Walk through existing marks, appliances, locks, and storage so the condition is not disputed later.
Give the subletter keys, building instructions, Wi-Fi details, trash and laundry rules, emergency contacts, and the repair-reporting process. Explain the household’s quiet hours, guests, shared food, and common-space norms.
Collect and receipt only the agreed payments. Keep a copy of the inventory and a record of every key. The goal is a calm first day with no unanswered question about what was promised.
