Furnished sublets: what to include and what to lock away

Include basics the subtenant reasonably expects: bed, mattress, lighting, usable storage, and access to agreed kitchen and bathroom essentials. List every furnished item in the agreement and take dated photos of the room, furniture, and any existing damage.

Remove passports, tax files, medication, sentimental items, work devices, personal mail, and valuables. If a closet or cabinet is off limits, state it before move-in and make sure the subtenant still has adequate storage.

Explain what happens if an item breaks: whom to contact, whether normal wear is expected, and how damage will be documented. A clear inventory is kinder than arguing from memory at move-out.
