How to screen a subletter in a week
Day one: publish a complete listing and answer only candidates whose dates and budget fit. Day two: hold short video calls and show the actual space. Day three: verify a prior roommate or landlord reference and confirm the applicant’s ability to pay.
Then select based on lawful, relevant criteria: timing, financial readiness, household compatibility, and willingness to sign the agreement. Keep a written record of the terms offered. Do not let a candidate’s urgency replace the lease approval process.
Before keys change hands, sign the agreement, collect only the agreed payment, provide a receipt, and document condition. A week is enough for a disciplined process; it is not a reason to guess.
