How to price a summer sublet in SF

Start with the total monthly rent you pay, recurring utilities, the furnished value you are actually providing, and the exact length of stay. Compare legitimate, similar rooms by neighborhood, condition, and dates—not whole apartments with different rules.

If the home is subject to rent regulation or you are a master tenant, extra-rent and proportional-share rules may apply. Do not mark up a room merely because summer demand is high. Be transparent about all charges before accepting money.

State whether utilities, internet, furniture, and cleaning are included. A clear all-in price attracts better applicants and avoids an argument when the first bill arrives.
