The sublet agreement that protects everyone
Name the original tenant and subtenant, the address, the room or space, start and end dates, and the underlying lease status. State rent, utilities, deposit, payment method, due dates, and who receives each payment.
Add furniture inventory, condition photos, keys, guest and pet rules, smoking, cleaning, repairs, access to shared spaces, and landlord-contact rules. Explain how notice works, whether early departure is allowed, and how the deposit will be accounted for after move-out.
Both people should sign and keep a copy. The agreement cannot override the primary lease, local law, or a landlord’s rights, but it gives the parties a shared record before a disagreement starts.
