How to respond to a notice to quit
Keep the original notice and envelope. Photograph it, record when and how it was served, and read every deadline and stated reason. Do not alter the document or rely on a landlord’s later verbal explanation.
Gather the lease, payment records, messages, repair requests, and any prior notices. Contact a tenant lawyer or eviction-defense resource immediately, especially if the notice is a three-day notice or is followed by court papers. The best response depends on the type of notice and facts.
Do not respond with self-help: do not stop paying rent, change locks, or remove the landlord’s property without advice. A careful, timely response protects more options.
