How to file a complaint with the SF Rent Board

The Rent Board handles particular local rent, eviction, and housing-service matters; it does not decide every landlord-tenant dispute. Read the current form instructions before filing. Some claims require documents, a deadline, or an earlier request to the landlord.

Organize the lease, notices, rent ledger, receipts, repair requests, photos, and a timeline. State the facts in date order and attach only material that supports the claim. Keep a copy of everything submitted and any confirmation of filing.

For court matters, deposits, discrimination, or a dispute outside the Board’s authority, use the appropriate agency or legal resource instead. Filing the wrong petition can waste time.
