Roommates and rent control: the passthrough trap

In a shared home, a master tenant’s rent, a roommate’s payment, and the landlord’s lawful rent increase are not always the same thing. A roommate should ask what the total rent is, what space and services they receive, and how their share was calculated.

Do not accept “the landlord raised it” without documents. Some passthroughs or increases have procedural limits and may require notices or Rent Board filings. A private roommate agreement also cannot create a charge that contradicts applicable rent-control rules.

Keep the lease, rent ledger, notices, and proof of payment. For a suspected unlawful charge, speak with the Rent Board or a tenant counselor before withholding anything.
