Buyout agreements: should you ever take the money?

A landlord buyout offers money or other consideration for a tenant to leave. In a rent-controlled home, leaving may affect rent protections, relocation options, and the ability to return. The amount alone does not show whether the agreement is wise.

Do not sign on the spot. Ask for every document, take it home, and obtain independent tenant-law advice. Check whether required disclosures, notices, and rescission rights apply to your situation. Do not let a deadline in an informal email replace legal review.

If negotiations feel coercive, document them and contact the Rent Board or a tenant organization. A voluntary agreement is only meaningful when the tenant understands what is being surrendered.
