How to get your full deposit back in California

December 6, 2025

At move-in, photograph every room, note existing damage, and retain the receipt for the deposit. Before leaving, give any required notice, request the pre-move-out inspection, and ask for the written list of items that could lead to deductions.

Clean the unit, remove property, return keys, and photograph the final condition. Give a forwarding address in writing. Keep copies of all messages, invoices, and rent receipts. If the landlord makes deductions, compare the itemization and evidence against your records and the statutory process.

If you cannot resolve the matter, consider mediation, small claims court, or legal advice. Do not wait until your documentation is lost.
