Ellis Act evictions: what they are and what to watch for

The Ellis Act allows an owner to withdraw a residential rental property from the rental market, subject to state and local requirements. It is not a shortcut for removing one unwanted tenant. In San Francisco, it is governed by detailed rules, notices, and potential tenant protections.

If you receive an Ellis-related notice, preserve every page and envelope. Confirm the property address, stated reason, dates, and whether the notice identifies local relocation or re-rental rights. Do not sign a buyout or surrender agreement before understanding the effect.

Talk with the Rent Board and a tenant lawyer immediately. This is one area where the property’s facts and timing are central.
