Security deposit rules every SF renter should know
California law treats many move-in charges as security deposits, whatever label is used. Current state limits, deductions, notice, and return rules apply; San Francisco also requires interest on many deposits held for more than a year. The exact amount and exceptions can change, so check the current rule rather than trusting an old blog post.
Get a receipt, take dated move-in photos, and save repair and rent records. Before moving out, ask for the pre-move-out inspection and follow the written process. If deductions occur, review the itemization and supporting material carefully.
