SF rent control: who it covers and who it doesn't
San Francisco’s Rent Ordinance gives many tenants rent-increase and eviction protections, but coverage is not determined by an apartment’s age or neighborhood alone. The kind of property, tenancy history, owner occupancy, and other facts can matter. State protections may apply where local ones do not.
Do not rely on a listing’s “rent-controlled” label. Ask for the address, lease, rent history, and any exemption claimed by the owner. Then use the Rent Board’s current material to check the unit’s status. A rule that applies to a whole building may not answer every question about a particular room or subtenancy.
If a rent increase or notice is pending, get help promptly. Coverage is a legal question with consequences, not a sales feature.
