What to do when a co-tenant stops paying rent
Confirm the missed amount and due date in writing. Ask the co-tenant for a specific payment plan, not a vague promise. Keep messages, receipts, the lease, and a ledger of every payment and shared expense.
If the lease makes tenants jointly responsible, the landlord may still expect the full rent. Communicate early with roommates and consider local tenant or legal advice before making commitments. Do not use lockouts, utility shutoffs, or property removal to force payment.
If a replacement or departure is proposed, follow the lease and obtain required written approval. A missed payment is a financial dispute; treat it seriously without creating a second legal problem.
