How to handle a lease renewal with roommates
Two or three months before expiration, ask who wants to stay, who may leave, and what each person can afford. Review the renewal offer, rent, term, notice deadline, utility changes, and any new rules. Compare it to the existing lease line by line.
Tell the landlord in writing if the household composition will change. Ask whether a replacement must apply, whether a new lease will be issued, and how the original deposit is handled. Keep every approval and renewal document.
Update the roommate agreement after renewal. A new term is a good time to reset chores, shared purchases, guests, and the internal rent split.
