Start with equal rent as the default. Then list meaningful differences: a window, closet, quieter side, larger bed area, direct access to the door, or more room for a desk. Tiny differences do not need a price; persistent advantages do.

Agree on the furniture plan before calculating. A person with the bigger side may also have the poorer storage or more foot traffic. If the split feels hard to explain, use a simple blind-bid method: each roommate privately names what they would pay for each side, then compare.

Write down the final rent, utilities, and what happens if the layout changes. Revisit only if the facts change, not every time someone has a bad week.

A fair split is one neither person needs to relitigate.
