How to read between the lines of an SF room ad

Room ads are brief by design. The useful skill is not suspicion; it is knowing what a phrase leaves unsaid.

“Cozy” may mean small. Ask for dimensions and a current photo with a bed in it. “Quiet house” may mean early bedtime, thin walls, or both. Ask about guests, work calls, and normal weekend noise.

“Professional household” usually means people want predictable schedules and clean shared spaces. “Community-minded” may mean shared meals and regular hangouts. Neither is good or bad until you know whether it fits you.

“Flexible move-in” can be generous or uncertain. Confirm the exact date, how long the room is available, and whether a current tenant is still deciding. “Utilities split” needs a typical monthly range, not a promise that they are low.

Use the ad to prepare five direct questions. A compatible household will answer them without acting offended.
